01Below grade

The one part of the building you cannot reach again once it is built.

A basement is a concrete box pushed into wet ground. Once the excavation is backfilled, the positive side of the retaining wall and the underside of the raft are gone for good, and every joint, waterstop, tie-rod hole and pile-cap junction has to work for the life of the building. The decisions taken before the first pour decide whether the basement stays dry or becomes a permanent maintenance cost.

The right system depends on the water table and how it moves through the year, on the soil and its chemistry, on the type of excavation and its sequence, and on what the basement will be used for. A parking level tolerates a different outcome from a data hall or a hospital plant room. We size the system to those conditions, choosing between sheet membranes, liquid-applied systems, crystalline treatments and combinations of them, and we detail the junctions where basements actually fail.

For basements that already leak, we start with diagnosis rather than product. Thermal imaging, moisture mapping and a study of the drawings usually locate the entry path, and the repair specification, whether injection grouting, negative-side systems or partial re-tanking, follows from that. Thermal imaging and moisture mapping to locate actual entry paths, followed by a repair specification that treats the cause, not the stain.

Supervision & testing

Hold-point inspections of substrate, membrane laps, terminations and protection, with flood tests and NDT checks before backfilling.

    Raft-to-wall construction jointsMissing, displaced or wrongly specified waterstops at the kicker joint, the single most common basement leak in India.

    Tie-rod holes and form-tie sleevesHundreds of small penetrations through the retaining wall left unsealed or plugged with mortar instead of a designed detail.

    Membrane terminationsSheet membranes stopping short of the plinth or unprotected during backfilling, torn by aggregate and never repaired.

    Pile caps and column basesComplex geometry where sheet membranes cannot be lapped cleanly, needing liquid or crystalline transitions that were never specified.

Questions about basement waterproofing.

What is the difference between positive-side and negative-side basement waterproofing?

Positive-side systems are applied on the wet face, between the ground and the concrete, and stop water before it enters the structure. Negative-side systems are applied from inside, against the pressure. Positive-side is always preferred for new construction; negative-side and crystalline systems are mainly for repairs where the outside is no longer accessible.

Can a leaking basement be fixed without excavating?

Often, yes. Injection grouting of joints and cracks, crystalline treatments and negative-side systems can stop many leaks from inside. Whether they will hold depends on the water pressure and the cause, which is why we diagnose before we specify. Some cases do need partial excavation.

When should a waterproofing consultant be involved in a new basement?

At design stage, before the structural drawings are frozen. Waterstop positions, joint layouts, pile-cap details and the excavation sequence all affect the waterproofing, and they are much cheaper to change on paper than on site.
