SIWIN Consultants/Terrace & roof waterproofing consultants
Terrace & roof waterproofing consultants.
Independent design, specification and supervision for exposed and covered roofs, terraces, balconies and parapets, including thermal insulation, on new buildings and on roofs that have been repaired too many times.
The most repaired, and most re-repaired, surface on any Indian building.
A terrace is exposed to everything: rain, standing water, ultraviolet light, a daily temperature cycle that can exceed forty degrees on the surface, foot traffic, and whatever services get installed on it after handover. Most terrace leaks are not membrane failures at all. They are failures of slope, of drainage, of detailing at parapets and outlets, and of joints that were never designed to move.
That is why a terrace specification has to start with geometry. Falls, outlet numbers and positions, upstand heights, the treatment of expansion joints and the interface with parapets and plant bases are decided before a product is chosen. Only then does the system follow, whether liquid-applied polyurethane or acrylic, torch-applied bitumen, single-ply sheets or a protected system under screed, with thermal insulation designed alongside it rather than bolted on.
For roofs that already leak, we strip the problem back to its cause. Layers of old coatings, screed cracks that are still moving, and outlets that were never sealed are found by inspection and thermal imaging, and the repair specification, BOQ and tender document follow from that. Our inspection service can also certify a contractor's terrace work at each stage.
Roof and terrace consultancy from geometry to certification.
Slope, drainage & system design
Falls, outlet layout, upstands and joints designed first, then a membrane or coating system selected for exposure, traffic and movement.
Thermal insulation with waterproofing
Roof insulation designed together with the waterproofing so that one protects the other and the building below stays cooler.
Leaking terrace investigation
Thermal imaging, ponding tests and inspection of every termination to find the actual entry points under years of layered repairs.
Supervision & ponding tests
Stage inspections of substrate, primer, membrane thickness, laps and terminations, with a flood test before the protection layer goes on.
Where terraces actually leak.
- 01Insufficient slope and pondingWater standing for days on flat terraces with too few outlets, keeping the membrane submerged and finding every weak lap.
- 02Parapet and upstand junctionsMembranes terminated too low or without a flashing, so that water enters behind the upstand and travels along the slab.
- 03Drain outletsOutlets without a proper clamped or bonded connection to the membrane, the most common single leak point on any roof.
- 04Expansion jointsMovement joints bridged with rigid material or plain membrane, tearing in the first thermal cycle.
- 05Service penetrationsSolar frames, HVAC plant, dish mounts and cable trays added after handover, puncturing the membrane at unsealed fixings.
- 06Layered repairsCoating over coating over the original failure, trapping moisture and hiding the screed cracks that are still opening.
The same two-phase methodology, on every engagement.
Design, documentation & vendor onboarding
- Site study, drawings review and risk mapping of every wet junction
- System design and a specification written for the requirement, not for a brand
- BOQ, method statements, shop drawings and tender documents
- Evaluation and onboarding of applicators and material suppliers
Supervision, training & quality control
- Full-time or stage-wise site supervision against the approved method
- Verification of products delivered, batch chemistry and consumption
- Ponding tests, thermal imaging and NDT checks at each hold point
- Weekly checklists, progress reports and completion certification
Questions about terrace and roof waterproofing.
a.Which terrace waterproofing system lasts longest?
+
The one that matches the exposure and is detailed correctly. A well-detailed liquid membrane on a terrace with proper falls will outlast a premium sheet system on a flat terrace with blocked outlets. We specify to the geometry, movement and use of the roof, and then let applicators compete on that specification.
b.Does the old waterproofing have to be removed before re-doing a terrace?
+
Usually, yes. Layered repairs trap moisture and hide the cracks that are still moving. Our inspection determines how much has to come off, and the repair specification sets the substrate condition that the new system needs.
c.Can you combine terrace waterproofing with thermal insulation?
+
Yes, and we recommend it. SIWIN is India's first institute dedicated to both waterproofing and thermal insulation. Insulating a roof reduces the surface temperature swing that destroys membranes and lowers cooling loads in the building below.
Stop re-repairing the terrace. Specify it once.
