Modern residential and commercial developments put their amenities on the podium: lawns, planters, water bodies, swimming pools, play areas and driveways, usually directly above basement parking or occupied space. Once the soil, the paving and the pool are in, the waterproofing underneath is inaccessible. A leak means dismantling the landscape, and the cost of a repair can exceed the cost of the original work many times over.
Podium waterproofing therefore has to be designed as a system, not as a coating. Root-resistant membranes under planters, protection boards and drainage layers that keep water moving to outlets, upstands at every kerb and planter wall, movement joints where the podium meets the tower and where the structure changes depth, and a fully continuous membrane under pools and water features that is tested before a single tile is laid.
We design that system, write the specification and BOQ, vet the applicator's method statement, and supervise the hold points that matter, including the flood test before backfilling. Our basement and terrace practices cover the structures above and below.

a.How is podium waterproofing different from terrace waterproofing?

A terrace membrane is exposed and can be inspected and repaired. A podium membrane is buried under soil, paving, pools and structures, carries far higher loads, faces root pressure and irrigation, and cannot be reached again. It needs protection and drainage layers, root resistance where planted, and a flood test before it is covered.
b.Can a leaking landscaped podium be repaired without removing all the landscaping?

Sometimes. Careful diagnosis with thermal imaging and targeted testing can narrow the failure to a junction, planter or joint, so that only that area is opened. Where the membrane has failed generally, partial removal is unavoidable, and we say so.
c.When should the flood test be done?

After the membrane and its terminations are complete and inspected, and before any protection board, drainage layer, soil, paving or pool finish is installed. It is the last point at which a defect can be found cheaply.
